Founded in 2005 by Gavin McKenzie, McKenzie began as a small, self-performing residential general contracting firm. The vision was to create a team of like-minded individuals who were passionate about the art and science of building and the improvement of others’ lives through sustainable and progressive approaches. 

In 2009, with the help of an integral and passionate team, McKenzie evolved, expanding into the commercial space. Craft, McKenzie’s custom fabrication arm, was created in 2012.

Today, McKenzie houses these divisions under one roof in a unique 25,000-square-foot re-purposed warehouse from 1938. Our goal remains the same, to provide a comprehensive and transparent approach to construction that puts professionalism and satisfaction at the forefront. From adaptive reuse to new construction, McKenzie delivers client-focused and quality products throughout the South Florida area.

McKenzie utilizes project management tools to help deliver our client’s projects on time and on budget by centralizing data and strengthening communications with stakeholders.

Procore offers cloud-based 24/7 access to project data, minimizing costly risks and delays. The project team members can track contract changes, drawing revisions, RFIs, submittals, and punch list items from any web-connected device. Our field personnel can diagnose problems in real-time and resolve them quickly, maximizing efficiency. This project management solution provides visibility into project health from bidding to closeout.

Leña Miami presents the technical building challenges we live for! The multiple levels requiring heavy steel and concrete slab following critical radius’s, the extremely tight schedule request, the extreme level of details within the finishes, primarily overhead, all provide the opportunity our team continuously seeks to build in a non-traditional method. 

Our approach is to drive the kitchen and ground floor areas to rough-in completion first, allowing for kitchen equipment installation, a shoring slab for the construction of the second floor, and a starting point for finishes. As our team drives the aforementioned areas, our next area of focus will be the mezzanine, followed by the second floor front of house. 

With the heavily detailed and material-centric ceiling finishes, our team will alternate the installation sequence floor and ceiling finishes in each area, opening work spaces  in multiple areas simultaneously - driving the path to completion. 

Millwork is the most dominating scope of the project. The successful installation of the millwork will require extensive coordination and participation from our team, trade partners, and the ownership team. Planning of the millwork scope will begin during the forming of concrete slabs, ensuring radius’s align with millwork and glazing currently in fabrication by others. 

Preconstruction and planning will be the key to success in construction. Ample yet expedited preconstruction time, allowing us to award trades, collect submittals, and procurement early materials is critical to the successful start onsite. Our team has allowed for, what we feel is, a reasonable period of preconstruction.

General Notes 

  1. Pricing is based off Construction Documents (CD’s) dated 8/26/24 by STA Architectural Group, issued as “Permit Set”.

  2. Pricing is based off normal working hours, Monday through Friday, 8-hour shifts, unless otherwise noted. We’ve included a 36 week project with  28 weeks of construction, assuming all materials will be readily available. Lead & fabrication times may impact schedule. 

  3. Pricing assumes a Cost+ Contract with Lump Sum, non-auditable General Conditions. 

  4. Project is not priced to include Liquidated and/or Consequential Damages. 

  5. All permitting, including private providers, to be provided by Owner. 

  6. All permitting costs incurred by General Contractor are reimbursable.

  7. Due to the jobsite location, parking will be a reimbursable cost reconciled monthly.

Qualifications

  1. Millwork scope carried per original matrix provided by DGG

  2. Millwork package is priced as an alt equal to substitute European materials for materials locally sourced and available to/ by trades in the U.S. market 

  3. ML-08 Wall is priced as Absolute Black Granite, Honed ¾”

  4. Per Owner Directive, the Owner’s Millworker (BPI) will provide their own installation and is therefore excluded

  5. Owner to provide and install millwork per Matrix dated 01/15/25.  

  6. Owner to provide and install kitchen equipment 

  7. RC21 (GL01) is carried as an aluminum composite panel, similar to MT09/MT10

  8. PT02 at WF07 is carried with the millwork package as a cement based paint on an MDF substrate

  9. ST03 Black Zimbabwe Flamed Stone is carried as a material allowance at $10/SF

  10. Custom carpets carried as an allowance at $50/SY

  12. We have not included time, budget, or scope for rework and/or adjustments to work already in place

Exclusions

  1. Removal of railing, Note 3 / A-031 (work already performed)

  2. RC12, Conic Sculptures with Internal Lighting due to lack of information

  3. Off hours and/or overtime.

  4. All costs and management associated with permitting, private providers, & permit expediting. 

  5. MOT and/or FDOT costs, unless otherwise noted. 

  6. Schedule and Staff impact costs due to delays in permitting, city work stoppages (Spring Break, Art Basel, & event shut downs/limitations) & similar. 

  7. Cost and management of Hazmat Safety Report. A report no older than 3 months is required prior to commencement of work.  

  8. Building shutdowns, fire watches, security, & similar costs between Landlord and Tenant. 

  9. Cost of utilities during construction

  10. Connection fees for the installation and connection of utilities from construction space to utilities.

    FOUNDER

    Over 16 years of experience running many medium scale design-focused commercial and residential projects throughout South Florida.

    As Founder, Gavin oversees a team of managers that uphold his attention to finish details and customer service in every project. Over the years, he has led McKenzie Construction and McKenzie Craft in focusing on the delivery of a high-end quality product to both residential and commercial markets. The McKenzie companies have become a comprehensive solution for clients by offering a suite of services including design and construction consulting in addition to high-end construction and craftwork services.

  • Vincent Federici

    CEO

    Vincent Federici, a third-generation millwork professional, serves as the CEO of McKenzie. With almost two decades of experience in the millwork and construction industries, Vincent leads the company’s strategic direction across divisions. As CEO, he ensures the highest standards of customer service and project execution, delivering comprehensive construction solutions across a variety of projects.

    A dedicated member of AWI, ISFA, and NKBA, Vincent also holds numerous technical certifications across various fabrication disciplines, underscoring his commitment to industry excellence.

  • Bruce Guckert

    VP of CONSTRUCTION

    With 23 years of expertise leading construction teams through a wide range of hospitality, adaptive reuse, and ultra-luxury residential projects, Bruce is the VP of Construction at McKenzie. Joining McKenzie in 2024, Bruce oversees our construction department from preconstruction through turnover. Bruce is also a second-generation millworker professional.

    Prior to joining McKenzie, Bruce built leading luxury hospitality, retail, and residential projects throughout the U.S., in addition to managing regional operations for a national CM firm. Clients included IHG, Eleven Madison Park, LVMH, TKRG, Ennismore, Hilton, CBRE/TT, Soho, NOBU, JOEY Restaurant Group, and similar brands.

    PROJECT EXECUTIVE

    John MacMillan is a seasoned Project Executive with 15 years of extensive experience in the construction industry. Known for his strategic vision and meticulous attention to detail, John has successfully overseen the development of numerous high-profile hotels, restaurants, and multi-family homes. His expertise in project management, coupled with his ability to foster strong client relationships and lead diverse teams, has consistently resulted in the timely and within-budget completion of complex projects.

McKenzie spearheads the build-out of Miami’s KYU after unfortunate storm weather shut its doors in 2022. Working alongside expert hospitality designer Mark Alan Diaz, KYU reopens its doors, serving an iconic menu in a space that reflects its dynamic and elevated cuisine.

Opening its doors in Miami’s Brickell neighborhood, L’Artista boasts an exciting range of Neapolitan-style pizzas and Italian cuisine, with an oven that cooks pies in just 90 seconds. Designed by Norberto Rosenstein Architect, McKenzie completed the construction phase of this project.

McKenzie has utilized Tanuki’s new waterfront location to expand their relaxed and hip environment, offering guests an immersive and dynamic experience within the restaurant, complete with beautiful outdoor seating and their popular Chinese and Japanese-inspired menu.

McKenzie joins forces with Michael Pirolo’s notable South Beach restaurant, Macchianlina, to spearhead the redesign of this popular destination for its rustic, yet sophisticated Italian fare. With a fully transformed interior as well as an enclosed outdoor space, Macchialina is back and better than ever.

Elia joins a fleet of dining options at River Landing Shops and Residences, offering a harmonious blend of Mediterranean flavors and locally sourced ingredients. With an outdoor patio that has impeccable views of the river, guests are surrounded by luxury finishes and custom interior features.
